Best hard wearing flooring for rental properties

When choosing flooring for a rental property, there are a few things you need to keep in mind. You want something that is durable, easy to clean, and low-maintenance. You also want something that will look good and make your guests feel comfortable.

You can be bold for a short term rental property, an eye catching design is a strong seller, and if guests are only staying for a visit or holiday you can be adventurous.

Economics are going to play a part to enable a return on your investment, so balance the estimated longevity and durability when deciding.

  • Sisal carpets are natural, hardwearing and look great in photos. Use a bright day for images to give a summery or coastal open feel. They can stain so keep to stairs and bedrooms and go for mid to darker colours. 
  • Oak flooring with a natural finish or a stain that is easy to maintain, i.e. Osmo White, Limed Oak Floor or raw effect. Hard Wax Oil finishes are good but do require an application of maintenance oil every couple of years. An aged look is ideal as wear and tear will blend in over time.
  • If you want a darker floor consider a Smoked Oak or Thermo Oak as the colour goes all the way through the floor. The costs are higher but you will get longer use and may well make economic sense. Rustic grade is the lower cost but often gives great character.
